The Foundation of Every Great Park
Infrastructure Decisions Made Today Shape Profits for Decades
Before guests ever arrive, before the first campsite is booked — your success is shaped by decisions made in the planning and construction phase. Underpowered electrical systems, poorly graded roads, and inadequate water capacity don't just inconvenience guests. They create operational headaches, depress valuations, and generate costly retrofit projects down the road.
At Campground Consulting Group, we provide specialized infrastructure and construction consulting to help developers, investors, and existing operators build smarter. Our team brings real-world campground development experience to every engagement — not just engineering theory, but the operational insight that comes from having designed, built, and operated parks across the country.
Whether you're starting from raw land, expanding an existing park, or working through legacy infrastructure challenges, CCG gives you the expertise to get it right the first time.
Schedule a Free ConsultationAs MH operators and developers, we engaged Campground Consulting Group when acquiring two sister properties. Their infrastructure expertise helped us identify critical utility deficiencies before closing — saving us from what would have been a very costly surprise post-acquisition.

Common Questions
Infrastructure & Construction FAQ
Questions we hear most from developers and owners considering a CCG infrastructure engagement.
At what stage of a project should we engage CCG?
The earlier, the better. The most valuable infrastructure decisions — utility sizing, road layout, site grading — happen in the pre-development planning phase. By the time you're breaking ground, your options narrow significantly. CCG is most effective when engaged during or even before the feasibility phase, so infrastructure planning informs your financial model rather than reacting to it. That said, we also work with owners mid-project or during renovation — we'll meet you where you are.
Does CCG work directly with engineers and contractors on our behalf?
Yes. CCG acts as your owner's representative — coordinating with civil engineers, utility contractors, site work contractors, and permit agencies on your behalf. We don't replace your engineer of record, but we bridge the gap between the technical team and the business decision-maker, ensuring that what gets designed and built actually aligns with your operational and financial goals. We also help evaluate contractor bids and manage the vendor relationship throughout construction.
How do you help with permitting when every state and county is different?
CCG has worked through the permitting process in dozens of states and knows the variance in how jurisdictions approach campground development. We help you understand what approvals are required, in what sequence, and from which agencies — which is often more complex than it appears. We also help you prepare the right documentation, communicate effectively with reviewers, and proactively address the issues that most commonly trigger delays. Our goal is to keep permitting from becoming the bottleneck it often is on development timelines.
What are the most common infrastructure mistakes you see on campground projects?
The most frequent and costly mistakes we encounter are: undersized water and electrical systems that can't handle peak-season loads; drainage and grading that was done too cheaply upfront and creates ongoing erosion and flooding issues; road widths that are too narrow for modern Class A motorcoaches; and site configurations that look fine on paper but create operational friction for guests and staff. We also commonly see electrical pedestals placed without regard for future EV charging demand — a problem that becomes very expensive to retrofit.
Can you help us add capacity to an existing park without shutting it down?
Absolutely. Phased expansion while maintaining operations is one of the most common scenarios we work through. It requires careful sequencing — knowing which utility upgrades need to precede which site additions, how to stage road improvements without cutting off access, and how to manage contractor activity in proximity to occupied sites. CCG has extensive experience with active-park expansion and knows how to structure a project plan that minimizes disruption to existing guests and revenue.
How do you approach electrical infrastructure for EV charging?
EV charging is rapidly becoming a guest expectation, especially for premium and full-hookup sites. CCG recommends planning your electrical infrastructure to accommodate future EV load from the outset — even if you don't install chargers immediately. Running conduit and sizing service panels for eventual EV capacity costs a fraction of what it takes to retrofit later. We help you determine how many circuits to plan for, where to position them, and what level of charging (Level 1 vs. Level 2) makes sense for your market and guest mix.
What's the difference between your infrastructure consulting and what a civil engineer provides?
Civil engineers design to code — they produce the stamped drawings required for permits and construction. CCG brings the campground operational perspective that civil engineers typically don't have. We ensure that what gets engineered actually works for how guests use the park — site dimensions that fit modern RVs, utility placement that minimizes maintenance access issues, road configurations that allow smooth traffic flow during check-in peaks, and layout decisions that support your revenue strategy. Think of it as the translation layer between the business plan and the engineering drawings.
Do you only work with large-scale developments, or can smaller parks benefit from CCG's services?
CCG works across the full spectrum — from boutique glamping resorts with 20 sites to regional campgrounds with 500+ sites. The infrastructure fundamentals are the same regardless of scale: right-sized utilities, engineered grading, code compliance, and contractor oversight all matter whether you're building 30 sites or 300. Smaller parks often benefit even more from expert guidance, because there's less margin for error when the project budget and operating income are tighter.
