Campground Consulting Group: A Legacy of Experience, A Future of Possibilities
If you’ve spent any time in the outdoor hospitality world, you’ve probably heard of Campground Consulting Group (CCG). We’re a team of industry professionals with decades of experience in campgrounds, RV parks, and glamping resorts. Whether we’re guiding a first-time developer through their first project or helping a long-time owner optimize operations, our goal is always the same: to help people build and run successful, sustainable outdoor hospitality businesses.
CCG is led by Jayne Cohen, a consultant with a lifetime of hands-on experience in the campground industry. Her journey started the way many do in this industry—unexpectedly. Years ago, her father spotted a “For Sale” sign on a rundown campground while driving to their family’s vacation home. With no background in camping, he bought it anyway. And just like that, the Cohens were in the campground business.
That old park in New Hampshire became a Jellystone Park, and over time, it grew into one of the highest-grossing locations in the franchise. Eventually, it was sold to a multi-park operator, and Jayne went on to oversee ten campgrounds across the country. That experience—along with years of hands-on operations, marketing, and development work—led her to consulting.
The Evolution of Campground Consulting Group
CCG wasn’t built overnight. It started as Gorin + Cohen Consulting Group, a partnership between Jayne and industry veteran David Gorin. When David retired, the firm evolved into Campground Consulting Group, with a broader team of experts—including David Cohen, Jayne’s brother and longtime business partner—who specialize in development, operations, construction, and financial planning.
Today, CCG helps:
- Developers looking to build new parks, navigate permitting, and secure financing.
- Current park owners aiming to improve operations, increase revenue, or expand.
- Investors who see the potential in the industry but need a roadmap for success.
What’s Changing in the Industry?
For decades, new campground development was rare. Most parks were family-owned businesses that expanded slowly, reinvesting profits instead of taking on debt for large-scale improvements. That has changed.
In recent years, the industry has seen an influx of developers from other asset classes—hotels, marinas, self-storage, and residential real estate—all looking to get into the growing outdoor hospitality market. They bring investment dollars and big ideas, but often little to no experience in campground operations.
At the same time, existing owners are facing new challenges:
- Rising costs – Construction, labor, insurance, and materials are all more expensive than they were just a few years ago.
- Changing guest expectations – Campers want quality, consistency, and modern amenities like reliable Wi-Fi and level sites.
- Shifting market dynamics – Demand is still strong, but the rapid-fire sales and high valuations of the past few years have slowed, requiring a more strategic approach.
Guiding Developers and Owners Through the New Landscape
Building and running a successful campground isn’t as simple as buying land and installing hookups. Financing, permitting, design, and operations all play a role in long-term success. Some of the biggest challenges we help clients navigate include:
- Financing options – Local banks, national lenders, SBA loans, USDA loans, and investment groups.
- Permitting and zoning – Some areas welcome campgrounds, others put up roadblocks.
- Construction delays and costs – Supply chain issues have changed how projects need to be planned.
- Operational planning – Many new developers aren’t thinking beyond the ribbon-cutting. A park isn’t just a real estate investment—it’s a business.
A Smarter Approach to Development
Many new developers come in wanting to build a “luxury” RV resort, but that word means different things to different people. A more accurate goal is to build modern, high-quality parks with spacious, well-angled sites, strong infrastructure, and thoughtful amenities.
Whether it’s an RV park, a glamping resort, or a combination of both, the most successful properties are the ones built with long-term strategy in mind. That means:
- Well-designed sites that accommodate today’s larger RVs.
- Reliable utilities – Power, water, and Wi-Fi that guests can count on.
- A strong operational plan – Even the best-built park won’t succeed without smart management.
What’s Next for the Industry?
The outdoor hospitality industry is still growing, but the landscape is evolving.
- Glamping continues to attract interest, but the business model needs careful planning to be sustainable.
- Technology is becoming a bigger factor in guest expectations, particularly Wi-Fi and site automation.
- The next generation of campers is looking for experiences, not just a place to park for the night.
At CCG, we’re focused on helping owners and developers make smart, informed decisions about their projects. Whether that means building from the ground up, expanding an existing park, or preparing for a future sale, our approach is always tailored to the client’s needs and goals.
